How do your fixed-fee packages work?

We agree on a clearly defined scope of work for a specific project phase — such as DA coordination, CC coordination, or OC closeout. You receive one fixed fee covering that scope, with no open-ended hourly billing or salary burden. When the phase is complete, the engagement ends cleanly unless you want to continue into the next stage or onto a different project.

What does the monthly retainer include?

The retainer provides ongoing design management and pre-construction support across your active projects for a single predictable monthly cost. We agree on a support level based on your pipeline — whether that's one or multiple project — and you get continuous access to support without the commitment of a full-time hire.

Can we start with a single package and move to a retainer later?

Absolutely. Many builders start with a fixed-fee package on one project to see how we work, then move to a monthly retainer once they see the value across their pipeline. The commercial model is flexible by design.

Do you charge by the hour?

Yes, we offer hourly support—but it sits outside our core fixed-fee structure.

If you need short-term, hands-on support to keep day-to-day operations moving, we can step in quickly and deliver exactly where you need it—no long-term commitment required.

What is the minimum engagement?

There is no minimum term on fixed-fee packages — you engage us for one phase and that is the commitment. Monthly retainers operate on a rolling basis with a 30-day notice period either way, so you are never locked into a long-term contract.

How does pricing compare to hiring a full-time design manager?

Significantly lower total cost in most cases. A permanent hire carries salary, superannuation, sick leave, annual leave overheads, payroll tax, insurances and utilisation risk when the pipeline slows. Our model gives you the same capability without the fixed cost base — and you only pay when the workload justifies it.

What project phases do you cover?

We support builders across the full project lifecycle — from DA and CC coordination through pre-construction, procurement, tender support, programme management, delivery oversight, and OC closeout. You can engage us for a single phase or across multiple stages depending on your needs.

Do you manage consultants directly?

Yes. We coordinate and manage architects, engineers, planners, and specialist consultants on your behalf. That includes tracking deliverables, chairing design meetings, reviewing outputs for compliance and buildability, and holding consultants accountable to programme milestones.

Can you step into a project that is already underway?

That is one of the most common ways builders engage us. We mobilise quickly, assess the current state of programme, documentation, and consultant outputs, identify the key risks, and get the project back on track. We do not need to start from day one to add value.

Do you handle programming and reporting?

Yes. We build and manage construction programmes using Microsoft Project, track milestones, and provide structured reporting to directors and senior stakeholders. This keeps decisions visible and ensures accountability across the project team.

Do you only work on residential projects?

No. We work across residential, mixed-use, and commercial projects, with a focus on Tier 2 and Tier 3 builders. The common thread is builders who need experienced design and pre-construction support without the overhead of another permanent hire.

What is included in your OC closeout support?

We coordinate the final documentation/certification required for Occupation Certificate, track outstanding deliverables, manage compliance submissions, support defect resolution, and drive the closeout process so it does not become a last-minute scramble that puts certification at risk.

How quickly can you start?

In most cases we can mobilise within the same week. For urgent overflow or project rescue situations, we can often begin within days depending on current capacity.

Where are you based?

We’re based in Sydney, with our office in Camperdown—but our reach is national.

We work with builders across Australia and can integrate seamlessly with your team, whether that’s at head office or on site, wherever the project demands.

Do you work on-site or remotely?

Both. The split depends on the project phase and client requirements. Design coordination and approvals work is typically managed remotely. Delivery support and programme management often involve regular site presence. We structure the arrangement around what actually helps the project move forward.

How do you integrate with our existing project team?

We operate as a direct extension of your team. We attend your meetings, use your systems, report through your structure, and coordinate with your site and head office teams. The goal is to plug in seamlessly — not to create a separate layer of management.

What systems and tools do you use?

We plug straight into the systems you already run—no disruption, no learning curve.

Whether it’s Microsoft Project for programming, Aconex or Procore for document control, or your existing reporting workflows, we operate seamlessly within your environment. We also manage BIM coordination using Autodesk Revit and Navisworks.

The goal is simple: adapt to your process, not force you into ours.

What is the 30-Day Performance Guarantee?

If, within the first 30 days of engagement, we have not delivered value in line with the agreed scope, we will step away and waive our fee for that period. It is a straightforward commercial commitment — we back our service with our revenue.

What happens if our project scope changes mid-engagement?

Scope changes are normal in construction. If the agreed scope shifts materially, we discuss the change, agree on any adjustment to the fee or deliverables, and document it before proceeding. There are no surprise invoices.

How do you handle confidentiality?

We treat all project information, commercial data, and client relationships as strictly confidential. We are happy to execute a formal NDA before any engagement begins if required.

Can we scale you back if the workload drops?

Yes. That is one of the core advantages of the model. Retainers operate on a monthly rolling basis, and fixed-fee packages end when the phase is complete. You scale support up when it is needed and step it back when it is not — no redundancy costs, no awkward conversations.

What if we need to end the engagement early?

You’re never locked in.

You can end the engagement at any time. For fixed-fee packages, if things change mid-phase, we’ll simply agree on a fair settlement based on work completed to date.

The entire structure is built to give you flexibility—so you’re never paying for something that’s no longer delivering value.
